# Financist for hotels, glampings and campsites

> Financist is a management accounting service that helps hotels, glampings, campsites and apartment operators with 5–50 units keep money organised by property. Each cabin or room can be tracked as its own project, seasonal payments can be planned, cash gaps are visible in advance, and stock, fixed assets, cash flow and profit reports sit in one place.

See which cabin or room actually earns money, and know weeks ahead where the off-season cash gap will appear.

## Why money is hard to control in hospitality

Income at a hotel or glamping site is uneven: a summer peak is followed by a quiet winter, yet rent, salaries, utilities and equipment upkeep keep coming. Add guest prepayments, booking-platform commissions, pre-season purchasing and repairs.

In spreadsheets it is hard to answer “how much does each cabin earn?” or “will the cash last until May?”, because the data is scattered across bank statements, receipts and notes. Management accounting brings it together: accounts and cash desks, categorised transactions, projects, counterparties, a payment plan and reports.

It is not a booking system and not tax reporting — it is the owner’s view of the money.

## What you can track in Financist

- **Properties as projects** — Every cabin, room or zone is a project. Cash flow and profit can be viewed by project, and the dashboard has widgets for the most and least profitable projects.
- **Accommodation and extras** — Stays, breakfasts, sauna and equipment rental are separate income categories. Transfers between your own accounts are never counted as income.
- **Payment calendar** — Planned payments and expected receipts are placed on a calendar, and Financist shows cash gaps ahead of time as well as overdue items.
- **Running costs** — Utilities, cleaning, laundry, repairs and marketing — by category and by property. Regular payments can be set up as recurring transactions.
- **Stock and supplies** — Linen, cleaning products, firewood, minibar: warehouses, stock movements, average or FIFO costing and slow-moving items.
- **Fixed assets** — Saunas, hot tubs, furniture, equipment and the cabins themselves as assets with depreciation; their net book value flows into the balance sheet.

## What to look at in each phase of the season

| Phase | Key question | Where to look |
| --- | --- | --- |
| Pre-season | Is there enough cash for purchasing, repairs and advertising before the first bookings? | Payment calendar, account balances |
| Peak | Which cabins and channels bring the most profit? | Profit and loss report, project widgets on the dashboard |
| Off-season | How many months will the cash on hand cover? | Runway in Business Health, cash flow statement |
| Year-end | Did the season stay within budget? | Budgets: plan vs actual, scenarios |

## Built by people who run a glamping site

Financist was created by a team with first-hand experience of operating the Kemp Carlsbad glamping site near Karlovy Vary, which shaped its view of seasonality, prepayments and supply purchasing. It is developed alongside the Alisio PMS, and we plan a deeper integration between the two.

It is worth knowing the limits. Today Financist is a separate product: bookings, rates, check-ins and occupancy are not kept in it or loaded automatically, and there are no ready-made integrations with booking systems or banks. Bank statements can be loaded through [Claude MCP](https://findir.rozum.one/en/features/claude-mcp/) or CSV. The product is in early access.

## How to get started

1. **Accounts and opening balances** — Add the cash desk, bank accounts and the booking-platform account, and enter opening balances.
2. **Projects for properties** — Create a project for each cabin, room or zone; income and costs will be tied to them.
3. **Income and expense categories** — Separate accommodation from extras, and split costs into utilities, staff, cleaning, repairs and marketing.
4. **History and current statements** — Load statements through Claude or CSV; automation rules suggest categories.
5. **Seasonal plan** — Enter planned payments and the season budget to see where plan and actual diverge.

## Frequently asked questions

### Is Financist suitable for a small glamping site or campsite?

Yes. It is designed for properties of roughly 5 to 50 units where the owner watches the money personally. You do not need accounting journal entries: accounts, categories, one project per cabin and a payment plan are enough. It does not replace tax reporting.

### Does it integrate with a booking system?

No, there are no ready-made integrations with booking systems at the moment. Income is entered as transactions or loaded from statements. Financist is developed alongside the Alisio PMS and a deeper integration is only planned, so please do not count on it as an existing feature.

### Does Financist calculate occupancy, ADR and RevPAR?

Not automatically: nights and check-ins live in your PMS or spreadsheet. Financist provides the financial side of the formulas — revenue and costs per property. See the guide to hotel and glamping KPIs for how to calculate them.

### How does it help with the off-season?

The payment calendar shows when the balance will go negative, and the runway metric shows how many months the cash will last at current spending. A season budget lets you compare plan with actual for every category.

### Can I manage several properties or legal entities?

Yes. Properties are tracked as projects in one workspace, and separate companies can have their own workspaces that you switch between. Staff access is limited by role, account and project.
